Redmaids’ High Junior School
CMS have been working with this outstanding independent school in Bristol since 2013 to provide Architectural, Project Management and Quantity Surveying services for a number of projects, including Masterplanning of the Redmaids’ campus, large expansion projects and smaller refurbishment works at the junior school creating additional classrooms and improving their existing accommodation.
Most recently, this second large extension, by contrast to the previous modern design, mimics the style of the original school building and connects seamlessly and sympathetically to the host building. It provides two new light, airy classrooms together with additional toilet facilities and a small office/peripatetic room.
The ground floor classroom also offers direct access to the newly designed playground space via wooden steps which can be used for seating and performances. CMS worked closely with the school and play equipment provider to design the various outdoor spaces to provide areas for play, climbing, performance and relaxation, all in accordance with the appropriate Building Bulletin guidance notes.

Redland Hall
CMS PM&S were commissioned to act as Project Managers and Quantity Surveyors for the redevelopment of Denmark Hall into Redland Hall, as it is now known. CMS procured the rest of the design team, with Stride Treglown appointed as Architects for Stages 0-3, and MEG Architects appointed to undertake Stages 406 following a gap in the development programme.
The construction phase was undertaken following a 2-stage tender process, with Rydon Construction appointed to undertake the construction phase.
This £4m development required the demolition of the existing structure, including extensive removal of asbestos-containing materials, followed by the new build phase in a ‘live’ environment and adjacent to an occupied building. Careful pre-construction consideration had to be given to the programming and phasing of the works along with the construction detailing at the interfaces with the adjacent buildings.
The development successfully increased the school’s academic facilities, providing a multi-functional space for music, drama, assemblies and external use by the committee for functions and performance concerts.

Redmaids’ Junior School
CMS Architects were appointed to undertake an initial feasibility to investigate opportunities for the school to extend their teaching facilities, whilst working with CMS Project Managers & Surveyors to establish budget and programme constraints. Public consultation was undertaken in addition to engagement with the school and stakeholders to develop a final proposal for two additional classrooms together with associated storage and toilet facilities, which received planning approval from Bristol City Council.
The design team, of which CMS acted as Lead Consultant, progressed the proposals with Jenkins & Potter and Jones King as a negotiated contract with Integral Build as Principal Contractor.
The building was designed with a fabric-first approach to maximise thermal and air tightness properties of the external envelope, and to produce natural light and ventilation to create a pleasant and comfortable teaching environment. Photovoltaic panels were also utilised on the south-facing roof.
The single storey building which provides the classroom accommodation is linked to the existing school to ensure safe movement of pupils, and in terms of visual design marries in with the original school. An external classroom was also created by landscaping the rear area directly behind the classroom for outside teaching.
The completed project has been deemed a huge success by the school, allowing for expansion of its admission intake and going some way in addressing the need for highly demanded places.

Redmaids’ Senior School
CMS were appointed as Project Managers and Quantity Surveyors for the procurement of the Design Team and subsequent award of the contract to Integral Build. CMS were also involved in the procurement of other specialist consultants for Architectural, Mechanical and Structural Engineering services which were provided by Stride Treglown, Jones King and Jenkins & Potter respectively.
The works consisted of the formation of the library within the existing light well and extensive remodelling of the dining/ conservatory facilities, along with the main entrance and reception area. Specific changes for the project were the vast implementation of the works to minimise disruption to school activities, whilst the building remained occupied throughout. In addition, there were significant refurbishment works to the existing dining hall, servery and ancillary rooms to form a lighter and better equipped dining area.
